Look for curling, cracking, missing, or damaged shingles from the ground or with binoculars.
Flashing prevents leaks at joints. Look for rust, gaps, or lifting.
Ensure gutters discharge away from building
AnnualDownspouts should extend at least 4 feet from the foundation.
Blocked vents cause moisture buildup and ice dams. Ensure soffit and ridge vents are unobstructed.
Look for water stains, mold, or damp insulation in the attic.
Look for peeling paint
AnnualPeeling exterior paint exposes wood to moisture and rot.
The ledger board connection is a common leak point. Look for water stains or soft wood.
Damaged glass reduces energy efficiency and can be a safety hazard.
Check for leaks at window and door sills
AnnualLook for water stains, peeling paint, or soft wood around window and door frames.
Pour water into the sump pit to confirm the pump activates and the check valve holds.
Look for stains, bubbling paint, or soft spots on walls and ceilings — especially below bathrooms.
Check washer hose connections
AnnualLook for bulges, cracks, or drips at washing machine hose connections. Replace every 5 years.
Check dishwasher hoses for leaks
AnnualInspect the supply line and drain hose under the dishwasher.
Check toilet supply/shut-off valve
AnnualTurn each toilet shut-off valve to confirm it works. Replace if it's stiff or leaking.
Look for cracked grout, loose tiles, or gaps in caulk that could allow water behind walls.
Check traps and drains for leaks
AnnualLook under all sinks, tubs, and showers for dripping or moisture.
Inspect the base, supply lines, and T&P valve for drips or corrosion.
Inspect pressure gauge, expansion tank, and all pipe connections.
Inspect where the water main enters the house for moisture or corrosion.
Check bath and kitchen fan operation
AnnualTurn on exhaust fans and hold a tissue near them — it should pull toward the fan.
Use an outlet tester to verify all three-prong outlets are wired correctly.
Insulation should be evenly distributed and not compressed. Add more if you can see joists.
Bath and kitchen fans must vent outside, not into the attic. Attic venting causes moisture and mold.
